Savings and Risks in Fast-Tracked Construction

One of the reasons that collaborative delivery methods are gaining market share is that, because site work can overlap with the creation of working drawings, many months can be trimmed off the schedule. There are potential cost savings to be had, as well, but as Oliver Snider explained in a recent blog post at Athletic Business, not all collaborative methods are created equal. While Stanmar works under a guaranteed fixed price, similar-seeming methods such as guaranteed maximum price in reality can leave the owner at risk in certain circumstances.

Owners turn to fast-track processes because they need their building completed quickly and because they’ve heard of the cost savings associated with them. But unless they know whether they are contractually free of risk, those cost savings may turn out to be an illusion.
